Ceiling Leak from Attic Water Heater

Installing a water heater in the attic for homes with limited closet space has proven to be a less than ideal solution. 

Mostly because the maintenance to replace the water heater from the attic is difficult and the severity of damage due to leaks is costly.  

Homes with water heaters in the attic are required to meet city code and have a pan underneath to catch water in the event of a leak.  This pan must be piped out to the exterior of the house. 

Many times a check valve is installed in line with the pan to handle an overflow but can sometimes get plugged up with insulation or even get clogged by a rodent or reptile.
